For sellers

Selling your home with a clear plan.

A thoughtful sale balances preparation, pricing, and presentation with your own timeline. Here’s how we approach it together.

Talk through your plans

Prepare

We start by walking through the home with you and talking about your goals, timing, and next move.

Together we’ll decide which repairs, cleaning, or updates are worth doing and which aren’t. California sellers have disclosure obligations, and we’ll help you gather the required forms early. Some sellers also choose pre-sale inspections so buyers have information up front.

  • Walkthrough and priorities
  • Repair and refresh decisions
  • Seller disclosures started early
  • Optional pre-sale inspections

Price

Pricing is your decision. We help you make it with clear information.

We’ll review recent comparable sales, current competition, and the home’s particular strengths and drawbacks, and explain the reasoning behind a suggested range. We’ll also talk honestly about the trade-offs of different pricing strategies. No one can promise a particular price or timeline, and we won’t.

  • Comparable sales analysis
  • Competing homes reviewed
  • Pricing strategy trade-offs
  • Your decision, clearly informed

Present

First impressions matter, online and at the front door.

We’ll talk through staging options, coordinate professional photography, and prepare accurate, well-written descriptions that show the home as it is.

  • Staging guidance
  • Professional photography
  • Accurate, careful descriptions
  • Showing logistics planned around you

Market

We agree on a marketing plan before the home goes on the market, so you know exactly what to expect.

That plan covers where the home will be listed and advertised, open houses and private showings, and how we’ll keep you updated on activity and feedback.

  • A written marketing plan
  • Open house and showing schedule
  • Regular activity updates
  • Buyer feedback shared promptly

Review offers

Price is only one part of an offer. We review each one with you line by line.

We’ll compare terms such as contingencies, financing, timing, and any requests, explain the trade-offs, and negotiate on your behalf. You decide which offer to accept, counter, or decline.

  • Side-by-side offer comparison
  • Terms and risks explained
  • Counteroffers and negotiation
  • Your decision at every stage

Close

After acceptance, we keep things on track through the buyer’s inspections, appraisal, and escrow.

We’ll respond to requests, track deadlines, and coordinate with escrow and the buyer’s agent through to recording. For legal or tax questions about your sale, we’ll recommend that you consult an attorney or tax professional of your choice.

  • Buyer requests handled
  • Deadlines tracked
  • Escrow coordination
  • Move-out planning

Thinking about selling, now or later?

Even if you’re a year out, an early conversation can help you plan. Tell us a little about your home and your timing.
