For buyers

Buying a home in the East Bay, step by step.

A good purchase starts long before the offer. Here’s how we work together, from first questions to closing day, at a pace that suits you.

Talk through your plans

Prepare

We begin with a conversation about what you want, what you need, and what you’re comfortable spending.

Before touring, it helps to speak with a lender of your choice about pre-approval, so you know your price range and monthly costs. We’ll also talk about cash for the down payment and closing costs, your timeline, and the neighborhoods that fit your daily life.

If you’re early in the process, that’s fine. Many good purchases start with a year of learning.

  • Goals, must-haves, and nice-to-haves
  • Budget, including closing costs
  • Lender pre-approval (your choice of lender)
  • A written buyer representation agreement, explained in plain language

Search & tour

We look at homes together and talk candidly about what we see, including the things a listing photo won’t show.

We’ll set up searches around your criteria, tour homes in person, and visit neighborhoods at different times of day. Along the way, we’ll point out questions worth asking about condition, layout, and location.

  • Saved searches matched to your criteria
  • Private showings and open houses
  • Neighborhood visits on your schedule
  • Early review of available disclosures

Make an offer

When the right home appears, we prepare an offer that reflects both the home and your comfort level.

We review recent comparable sales, the seller’s disclosures, and the terms that matter to you, such as price, contingencies, and timing, so you can decide how to approach the offer. You make every decision; our job is to make the trade-offs clear.

  • Comparable sales review
  • Contingencies and timelines explained
  • Clear written offer terms
  • Negotiation on your behalf

Due diligence

Once your offer is accepted, the inspection and review period begins. This is your chance to learn the home thoroughly.

We help you schedule inspections with independent professionals you select, review reports and disclosures together, and track deadlines for appraisal, loan approval, insurance, and title. If issues come up, we’ll discuss your options, which may include requesting repairs or credits.

For legal or tax questions, we’ll recommend that you consult an attorney or tax professional of your choice.

  • Inspections by independent professionals
  • Disclosure and report review
  • Contingency deadlines tracked
  • Insurance and title follow-up

Close

In California, a neutral escrow company handles funds and documents. We coordinate with escrow, your lender, and the seller’s side through to the end.

Before closing, you’ll do a final walkthrough. Once documents are signed, funds are transferred, and the deed is recorded, the home is yours. We’re still a phone call away after you move in.

  • Escrow coordination
  • Final walkthrough
  • Signing and recording
  • Keys, and a smooth handoff
Good to know: Agents working with buyers are now generally expected to have a written agreement before touring homes together. It describes the services provided and how the agent is paid. Broker compensation is not set by law and is negotiable. We’ll go through it with you before you sign.
